General contracting services for the conversion of an existing 15-story, office building into a 250,000 sf, 400-key hotel near LAX Airport. The building conversion required extensive seismic upgrades and structural modifications that included the installation of 5 sheer walls from the basement level, 15-stories upward, to the roof, and is also used to support a 5’ deep rooftop swimming pool, amenity deck, restaurant and penthouse level which were all added. Two 14’ X 10’ light wells were cut into the building, from the 2nd Floor to the roof, to provide natural light to the core of the 1965 office building, allowing the addition of 65 guestrooms in total. Each light well required structural modifications to the existing building’s superstructure. Carbon fiber wrap was used to reinforce columns and floors throughout. Column underpinning was necessary to install an additional elevator shaft. Elevators were modernized and replaced with the elevator shafts being extended an additional floor down to the service basement and an additional floor upward, to provide guest service to the rooftop pool and amenity deck.
