Construction of a 237-room, 5-star, luxury resort hotel consisting of 36 bungalow buildings located throughout the site. Each bungalow consists of 6 to 8 units in a two- story structure with post-tensioned concrete slabs on steel columns, metal framed walls with EFS exterior, and wood framed roof with wood shakes. Most ground floor units have access to a private garden with an exterior shower. Lava rock veneer is used extensively on site walls and public buildings. Separate buildings include lobby building, restaurant building, back-of-house/ballroom building, golf clubhouse, sports club/fitness center (including tennis center), pool grille building, amphitheater, children’s center, and a number of service buildings. Construction also included some site work for hotel, golf clubhouse and sports club (excluding access roads, parking, curbs, and tennis courts). The main building (with lobby and back-of-house support areas) structural design was based on spread footings with concrete columns and walls and reinforced concrete decks. The bungalow buildings were constructed out of concrete slab-on-grade and concrete suspended decks with concrete and CMU walls and columns.
